The precinct will be transformed into a well-connected and walkable community located within a 10-minute stroll of the metro station. Recreation areas and public spaces will be a social hotspot for residents, while preserving the leafy character of the area. New apartments near the local centre will offer housing diversity and affordability for a growing population who will benefit from having easy access to public transport.

The plan also includes approximately five hectares of public open space across five new parks, as well as the preservation of the Blue Gum High Forest. A 3000sqm community facility and library is planned for the precinct, along with more than 200 new retail jobs.

"Cherrybrook Precinct is exactly what good planning looks like, homes, jobs, parks and a new town centre, all within walking distance of the Metro station,” said Minister for Planning and Public Spaces Paul Scully. "Five new parks and five hectares of open space will give Cherrybrook families room to breathe as this community grows.

KEY FEATURES INCLUDE:

• up to 10,000 new homes, including at least 560 affordable homes

• approximately 6 km of new walkable streets, cycle and bike paths, improving access to the metro station and reducing reliance on private vehicles

The state-led rezoning, administered by the Department of Planning, Housing and Infrastructure, introduces building heights ranging from four to 27 storeys across the precinct. The tallest structures are concentrated around the metro station and new town centre; at the precinct's outer edges, density steps down to between four and six storeys, creating a graduated transition to adjacent established residential neighbourhoods.

At least 560 of those will be designated affordable, with mandatory contributions set at 5% affordable rental housing across the precinct and 10% in the town centre, delivering up to 565 new affordable homes in total.

Following community feedback, several key changes were made, including a provision for a new public primary school beyond 2041, and improving roads, cycling and walking paths throughout the precinct.
