Described as a once in a generation redevelopment, the site is expected to deliver more than 4,000 new homes in a high-density, mixed-use neighbourhood with a combination of residential, commercial, hospitality and community uses integrated across the riverfront. Public realm works including 1.2 hectares of public open space, riverfront promenades and boardwalks, plazas and amphitheatre-style spaces, parkland and shared pedestrian and cycling connections are designed to open continuous public access along the Brisbane River edge.

The project is being positioned as a key legacy opportunity in the lead-up to the 2032 Olympic and Paralympic Games, with initial homes and public spaces targeted for early delivery to activate the precinct ahead of the event. The intent is a destination that feels alive from day one rather than a building site that locals must wait a decade to enjoy.
“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games,” Deputy Premier Bleijie said.

Located 1.3 kilometres from the Brisbane CBD between South Bank and West End, the site is one of the few significant riverfront precincts still available for redevelopment in Brisbane. The redevelopment is expected to act as a catalyst for broader renewal across the South Brisbane river edge, accelerating the transition from industrial use to high-density urban living.
Lendlease Development CEO Claire Johnston said Brisbane’s riverfront would be reimagined. “This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces.”

The site is expected to be available for redevelopment from April 2027, with planning and pre-development activities to continue ahead of site handover, and the community will have the opportunity to have their say on the proposed masterplan in early 2027.
