LONG-TERM STRATEGY TO REVITALISE EPPING APPROVED

22 Oct 2025

A burgeoning suburb in Sydney's Parramatta, Epping's 2025 Town Centre Master Plan has been approved. The plan outlines a long-term strategy to revitalise the town centre into a vibrant, connected and community-focused place.

A vibrant new era for Epping is on the horizon, with City of Parramatta backing a community-driven master plan for the town centre.  It focuses on shaping future development to deliver high-amenity public spaces, improved access and a stronger civic identity. The Epping Town Centre Master Plan 2025 outlines a bold vision to revitalise Epping’s western precinct with lively laneways, a new town square, safer pedestrian connections and greenspaces.

City of Parramatta Lord Mayor Cr Martin Zaiter said the endorsement of the plan marks a significant milestone in the transformation of Epping into a modern, connected and thriving centre. “Epping has outgrown its existing infrastructure and the community deserves a town centre that matches its growth and potential,” Cr Zaiter said.

The vision is driven by four key local places to bring the Epping Town Centre Master Plan to life:

  • Epping Civic Place The existing Rawson Street car park converted into a town square and open public space with a green link that extends to Boronia Park, while offering underground car parking to maximise the public domain and potential new library and community centre.
  • Rawson Street A high street destination with cafés, restaurants and retail shops, prioritising pedestrian safety through widened footpaths, dedicated bike lanes, street tree planting and improving traffic conditions along Rawson Street.
  • Epping laneways A network of laneways connecting Beecroft Road to Boronia Park, brought to life through outdoor dining, public art and seating to be enjoyed in the day and at night.
  • Beecroft Road A new pedestrian bridge that takes commuters directly to retail and commercial spaces from the train station, seamlessly connecting the east-west halves of Epping.
