CONSTRUCTION RAMPS UP AT MELROSE PARK
05 Nov 2025
Premier Chris Minns was part of the sod-turning ceremony at Melrose Park on Monday for Dawn, the next stage of one of NSW's largest privately-owned urban renewal projects.
“This moment represents more than just the start of construction. It is about building a new urban heart for Sydney’s geographic centre ... The wider Melrose Park masterplan will generate thousands of jobs, deliver quality homes for families and help more people realise the dream of home ownership,” explained Sekisui House Australia group CEO and managing director Kazunori Ito
Melrose Park continues to take shape as one of NSW’s largest urban renewal projects. The Melrose Park urban renewal precinct aims to deliver over 11,000 homes, 22,000 new residents and 50,000sqm of park and open space with over 1400 mature trees, new schools and Melrose Park Town Centre (set to open in 2026). A joint venture between Payce, Sekisui House Australia and Deicorp, the $6 billion Melrose Park precinct is a major urban renewal project located six kilometres from the Parramatta CBD.
Featuring six residential buildings above leafy open spaces, walkable streetscapes, and the future Light Rail, Melrose Park is is one of the new major precincts to achieve the 30-minute city status. It will be one of the few precincts in Sydney serviced by bus, light rail and ferry, and in close proximity to both heavy rail and a Metro Station, offering both connection and access with a dedicated Parramatta Light Rail Stage 2 stop at its doorstep and the upcoming Parramatta Gateway Bridge, which will link directly to Sydney Olympic Park and Wentworth Point.
Part of what makes the Melrose Park development stand out is its role within a broader vision for the area. As part of the transformation of Sydney’s first “Smart City,” the development will feature sustainability-focused infrastructure, renewable energy solutions and smart technologies. Features include EV charging stations, energy-efficient appliances, intelligent climate control systems and smart home technology.
The project will also overlook Central Park which spans nearly two hectares and features barbeque and picnic areas, children’s play zones and walking tracks ideal for active residents and pets. Residents will enjoy exclusive rooftop community facilities including private rooftop gardens, beautifully landscaped podium parks and internal courtyard gardens.
At the centre of the precinct is Deicorp’s new mid-city precinct, Melrose Central, a major retail and dining experience. Melrose Central will transform an isolated, industrial precinct into an active, connected community immersed in landscape. Rising up over four street corners, Melrose Central will have it all. Pedestrian laneways criss-crossing through the precinct, leading you to bustling shops and restaurants, lively green spaces and the new Parramatta Light Rail line.
Four natural quadrants and buildings are formed that define the key civic corners. These 4 buildings are separated by the arrival gateways that lead into the retail heart of the site and a fine grained and active street level experience. To emphasise the identity of the corner buildings, each quadrant has it’s own distinct colour palette of various materials, textures and key place-making elements.

Melrose Park is set to begin its first stage of openings in late 2026.
